Sunrooms

Midwest Builders is one of central Iowa’s original sunroom (or patio room) dealers. Our sunrooms make a great addition to your home with outstanding value and resale value should you decide to sell your home.

Adding a sunroom is a great way to add space to your home while maintaining the feel of the outdoors. Depending on their size and setup, they can make a great space for entertaining guests or just having a quiet breakfast while bathing in the morning sunlight. Add a table to play games with the family or cozy chairs to curl up with a good book.

Regardless of what you hope to use your sunroom for, the experienced crew at Midwest Builders will work with you to design a new room that both fits your plans and your home.

The types of sunrooms available can be broken up into four general categories:

  • Three-Season Rooms: As the name suggests, a three-season room can be used during three seasons: spring through fall. Because they typically are not connected to the home’s central heating system, they aren’t ideal places to gather during Iowa’s cold winter months.
  • Four-Season Rooms: Four-season rooms share many of the same virtues as three-season rooms: large windows to let in sunlight and a customizable layout to add additional recreational or relaxation space to your house. Unlike three-season rooms, however, they are tied into the house’s central heating system so they can be used year-round.
  • Aluminum Patio Rooms: One of the pluses of aluminum patio rooms: the aluminum exterior is basically maintenance-free and won’t need to be painted.
  • Screened Porches: If you want a less expensive option, you can either screen in your current porch or build a new screened-in porch. It won’t protect from the elements quite as well as some of the other options, but it can protect from bugs. And during Midwestern summer evenings, that can really come in handy.

Considerations When Planning a Sunroom

Location, Location, Location

A furnished, tile sunroom

It’s a cliche in the real estate world, but location really does play a big part in your satisfaction with the end result.

Most sunrooms are built on the rear portion of homes and there are a couple of reasons for this. This usually has the most usable area or there is already a deck or patio in this location of the property. The backyard usually provides a nice view and you can watch the kids play from your sunroom.

In most neighborhoods, homes are close to each other on the sides, with the front and back yards usually having the most room. Due to the additional privacy, most people choose to build their sunroom on the rear of the house, as opposed to the front.

Each property and home is different, so it’s your choice where you want your sunroom. What will make the most sense for you? Some people can attach a sunroom to the side of their home or as a free-standing structure. Use the natural characteristics of your property to make your sunroom comfortable and inviting. Tell your contractor what you’re thinking and they’ll let you know if it is achievable.

Let The Sun Shine In

When you’re doing your planning, don’t forget about the sun! One of the main reasons for having a sunroom is to take advantage of the natural light. That won’t work if the sunroom spends most of its day in the shade.
